Job summary

Gallery Residential seeks a Service Director to supervise maintenance operations across the property, ensuring building exteriors, grounds, amenities and common areas meet company standards for cleanliness, safety and functionality.

You will lead make-ready processes, schedule vendors, manage inventories, and support budgeting. Strong communication and supervisory skills are essential.

Qualifications

• 2–3 years of apartment maintenance experience.
• High school diploma or GED; college or technical degree preferred.
• EPA Type I/II or Universal certifications for refrigerant recycling (as required).
• Current valid driver’s license.
• Demonstrated ability to read, write, and communicate effectively.
• Proficient in internet, word processing, spreadsheet and database management tools.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep.
• Oversees and completes the make-ready process for vacant units, including inspections and scheduling vendors.
• Maintains cleanliness and appearance standards for grounds, buildings, and common areas.
• Inspects work and ensures materials meet quality standards; coordinates with contractors.
• Assists in developing budgets for repairs and capital expenses and controls costs.
• Conducts safety meetings and ensures OSHA compliance and MSDS readiness.
