Job summary

Gallery Residential is seeking a Service Director to oversee maintenance operations across the community, ensuring buildings, grounds, amenities, and common areas meet high standards of cleanliness, safety, and function. You will manage work orders, coordinate with on-site teams, and guide maintenance projects from planning through completion.

The role involves supervising a service team, ensuring regulatory compliance, and participating in budgeting for repairs and capital expenditures.

Qualifications

• 2–3 years apartment maintenance experience or equivalent.
• OSHA standards and MSDS regulations familiarity.
• EPA certifications Type I and II or Universal for refrigerant recycling required.

Responsibilities

• Oversees maintenance tasks to meet the property’s standards for cleanliness, safety, and functionality.
• Reviews and completes work orders from resident requests and routine upkeep.
• Manages the make-ready process for vacant units, including inspections and coordinating vendors.
• Maintains inventory of parts and supplies; coordinates with Community Director on budget and purchases.
• Supports budget development for repairs and capital expenses; focuses on cost-control and efficient use of tools.

Education

High school diploma or GED; college/technical degree preferred
