Job summary

Gallery Residential seeks a Service Director to lead on-site maintenance ensuring buildings, grounds, and amenities meet high standards of cleanliness, safety, and functionality. You will manage resident requests, coordinate make-ready processes, supervise the maintenance team and contractors, and help develop budgets in a fast-paced community setting.

Qualifications

• Experience in apartment maintenance or related field.
• Ability to manage the make-ready process for vacant units.
• Familiarity with OSHA and MSDS regulations.
• Strong communication and teamwork abilities.

Responsibilities

• Attend and document regular on-site attendance as required.
• Diagnose and repair issues from resident service requests per policy and safety standards.
• Oversee make-ready process for vacant units and coordinate vendors and supplies.
• Develop and monitor standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Inspect work performance of team members and contractors; implement corrective actions as needed.
• Assist in budgeting for repairs, maintenance, and capital expenses; support cost-control efforts.
