Job summary

Greystar is seeking a Maintenance Technician to oversee interior and exterior upkeep for the community. You will respond to service requests, repair defects, and manage make-ready tasks for move-ins, ensuring safety and Greystar standards.

Role includes budgeting input, inventory management, and coordinating with vendors. A High School diploma or GED plus hands-on maintenance experience and EPA HVAC certifications are preferred; strong customer service and communication are essential.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and use them safely.
• Ability to analyze and fix problems with logical thinking.
• Strong customer service and interpersonal skills.
• Effective reading, writing, and communication within a team.
• Proficiency with office software and property management systems.
• Mathematical skills for basic financial, administrative, and legal documents.

Responsibilities

• Diagnose and repair defects from resident requests following safety standards and policies.
• Oversee and complete make-ready process for vacant units, inspections, punch lists, and vendor coordination.
• Set maintenance standards for grounds, interiors, exteriors, and common areas to reflect Greystar quality.
• Inspect work by team members and providers to ensure quality and scope adherence.
• Maintain inventory and coordinate supplies to stay within budget.
• Perform monthly preventative maintenance per policy and procedures.
• Assist in budget development for repairs and capital projects.
• Support cost-control by repairing instead of replacing when feasible, and proper tool use.
• Lead safety meetings and stay current on OSHA and safety laws.
• Provide courteous, responsive service to residents and teammates.
