Job summary

Greystar is seeking a Maintenance Technician to maintain inside and external buildings, grounds, amenities, and common areas to meet company standards for cleanliness, safety, and overall functionality.

You will handle work orders, perform routine upkeep, manage make-ready tasks, and ensure high-quality service. The role involves inventory management, safety compliance, budgeting support, and collaboration with residents and vendors.

Qualifications

• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively for policies and procedures.
• Mathematical skills for financial, administrative and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs according to safety standards and codes.
• Oversees and completes the “make-ready” process to prepare vacants for leasing and move-ins, including inspections, punch list creation, and coordinating vendors.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, and common areas to reflect Greystar quality.
• Inspects work by other service members and contractors to ensure quality and compliance; plans corrective actions as needed.
• Maintains inventory of spare parts and materials; works with Community Manager to order supplies within budget.
• Completes monthly preventive maintenance and assists in budget development for repairs and capital projects.
• Supports cost-control by fixing rather than replacing where feasible and ensures proper tool usage.
• Leads safety meetings, keeps MSDS up to date, and stays current on OSHA and related safety laws.
