Job summary

Greystar seeks a Maintenance Technician to ensure community buildings and grounds meet company standards for cleanliness, safety, and functionality. The role involves diagnosing resident work orders, completing make-ready tasks for move-ins, and maintaining inventories and budgets.

Ideal candidates have maintenance experience, HVAC credentials, strong customer service, and ability to follow policies while delivering quality workmanship.

Qualifications

• High school diploma or GED and related maintenance experience.
• Experience in property management maintenance or building maintenance.
• Own hand tools unless prohibited by State law and must be knowledgeable in safe use of tools.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively for department operations and policies.
• Proficiency with internet, word processing, spreadsheets; knowledge of PM systems preferred.

Responsibilities

• Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and repairing per policy and safety standards.
• Oversee and complete the make-ready process for vacant units including inspections, punch list, scheduling, and vendor coordination.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members and contractors to ensure policy compliance and quality; implement corrective actions.
• Maintain inventory of spare parts and tools; coordinate ordering within budget guidelines.
• Perform monthly preventative maintenance as outlined in policies.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing parts rather than replacing when feasible.
• Lead safety meetings, keep MSDS current, and ensure OSHA compliance.
• Provide excellent resident service and address complaints with urgency.
