Job summary

Greystar is seeking a hands-on Maintenance Technician to uphold the cleanliness, safety, and functionality of our community buildings, grounds and amenities. You will diagnose and repair defects, manage make-ready tasks for vacant units, coordinate with vendors, and support budgeted maintenance programs while adhering to safety guidelines.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and must be skilled in safe use of hand/power tools.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively for internal/external contacts.
• Proficiency with word processing, spreadsheets, and database management; PM system experience preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs.
• Oversees and completes the make-ready process for vacant units, scheduling vendors, and ensuring tasks are completed to standard.
• Develops standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Inspects work by team members and contractors; develops corrective action plans as needed.
• Maintains inventory of spare parts and materials; assists with budgeting and cost control.
• Performs monthly preventative maintenance procedures per Policy and Procedure Manual.
• Assists Community Manager in budgeting for regular repair and capital projects.
• Supports cost-saving practices and proper tool use; avoids waste.
• Conducts safety meetings, maintains MSDS and OSHA compliance; upholds safety standards.
• Demonstrates strong customer service by addressing residents' questions and concerns efficiently.
