Job summary

Greystar Real Estate Partners, LLC is seeking an Maintenance Technician to support and enhance the upkeep of our property in Houston, TX. You will handle work orders, perform preventive maintenance, and oversee make-ready activities to ensure move-ins meet Greystar standards.

Responsibilities include coordinating with vendors, maintaining tools and inventory, and upholding safety and quality. Strong customer service and basic technical skills are essential to succeed in this role.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and be able to use them safely.
• Ability to apply logical thinking to diagnose and fix problems.
• Strong customer service and interpersonal communication skills.
• Ability to read, write, and communicate effectively with residents and team members.
• Proficient with internet, word processing, spreadsheets, and database management; experience with property management systems preferred.
• Mathematical skills to handle basic calculations for financial and administrative documents.

Responsibilities

• Assist and complete work orders from resident requests and routine maintenance.
• Oversee and complete make-ready process for vacant units, schedule vendors, and ensure quality work.
• Develop standards for cleanliness and appearance of grounds, buildings, and common areas.
• Periodically inspect work by others and by contractors for quality and compliance.
• Maintain inventory of spare parts and coordinate with the Community Manager on supplies.
• Perform monthly preventative maintenance per policy and procedure manual.
• Assist in budget development for regular repairs and capital projects.
• Support cost-saving measures by repairing rather than replacing where feasible.
• Conduct regular safety meetings and ensure MSDS and OSHA compliance.
• Provide courteous customer service and address resident questions and concerns promptly.
