Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical work keeping our community clean, safe, and well-maintained. You will diagnose issues, complete resident-requested repairs, and manage the make-ready process for vacant homes to ensure market readiness.

You will also set standards for grounds and building appearance, inspect work for quality, and assist with budgeting and cost control. Strong safety knowledge and customer service are essential in this role.

Qualifications

• High school diploma or GED required.
• Experience in property management maintenance or related trade preferred.
• Must provide own hand tools unless prohibited by state law; proficient with hand/power tools.

Responsibilities

• Diagnose and repair defects in residential community buildings, grounds, and amenities following policy, safety, and code requirements.
• Oversee and complete make-ready processes for vacant units, including inspections, punch lists, scheduling vendors, and ensuring timely leasing readiness.
• Develop standards for cleanliness and appearance of grounds, exteriors, common areas, signage, and leasing office to reflect Greystar quality.
• Inspect work by other team members and contractors; ensure materials meet quality standards and budget guidelines.
• Maintain inventory of spare parts and maintenance materials; assist Community Manager with budget and cost-control initiatives.
• Complete monthly preventive maintenance; support budget planning for repairs and capital projects.
• Participate in safety meetings and stay updated on OSHA and related laws; ensure community compliance.
