Job summary

Greystar is seeking a Maintenance Technician in Houston to oversee physical upkeep of the community, address service requests, and manage make-ready preparations for new move-ins. The role emphasizes safety, quality, and resident satisfaction across indoor and outdoor areas.

Responsibilities include diagnosing issues, completing repairs, coordinating vendors, maintaining inventory, and performing preventative tasks.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools and safe use of tools; manual dexterity and adaptability.
• Ability to apply logical thinking to define and correct problems.
• Strong customer service and interpersonal communication with residents and team.
• Able to read, write, and communicate to represent management and respond to inquiries.
• Proficiency in internet, Word, Excel, and database use; PM system experience preferred.
• Mathematical skills for basic arithmetic in documents.

Responsibilities

• Handle work orders from residents; diagnose issues; perform repairs per policy and safety standards.
• Oversee make-ready process for vacant units; inspect; schedule vendors and obtain supplies.
• Set standards for cleanliness and appearance of grounds, exteriors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members and contractors; enforce quality standards.
• Maintain inventory of spare parts; coordinate with Community Manager to order supplies.
• Perform monthly preventive maintenance as per policy.
• Assist Community Manager in budgeting for regular repairs and capital projects.
• Support cost-cutting by repairing instead of replacing when feasible; use tools efficiently.
• Lead safety meetings; keep MSDS up to date; comply with OSHA and safety laws.
• Demonstrate strong customer service by addressing resident questions and concerns promptly.
