Job summary

Associa is seeking an Onsite Community Manager for its corporate office in Myrtle Beach, SC. This role involves serving as the onsite point of contact for communities, handling data entry, homeowner inquiries, payments, and architectural reviews, and coordinating with the Board of Directors on governance and budgeting.

Work hours are Monday-Thursday 8am-5pm, Friday 7:30am-2pm, with occasional nights and weekends for board meetings and events. Travel to assigned communities may be required.

Qualifications

• 2+ years of community association experience.
• Willingness to obtain CMCA credential within first year (company paid).
• Customer service driven and team oriented.
• Proactive communication skills and forthcoming with ideas to improve processes and reduce expenses.
• Takes ownership and initiative.
• Ability to interpret financials and create budgets (Balance Sheet, Income Statement, Operating Expenses, Reserve Study, etc.).
• Effective project management and ability to prioritize multiple projects.

Responsibilities

• Answer inquiries by phone and email; provide information to homeowners.
• Enter and update data in the database for communities and homeowners.
• Assist homeowners with monthly payments and architectural review forms; follow up on Board decisions.
• Prepare and distribute board packets, agendas, and coordinate board meetings.
• Source vendors, issue RFPs, manage bidding and vendor selections; oversee capital projects.
• Prioritize maintenance requests, schedule vendors, and coordinate on-site repairs.
• Create and manage budgets; review financial reports and balance sheets.
