Continuum Companies Inc in East Windsor, NJ is seeking an Onsite Community Manager to oversee operations of a residential community. This full-time role offers a starting salary of $85,000 per year and a benefits package including a 401(k) match, medical/dental/vision, life insurance, and disability coverage.

You will coordinate board meetings, prepare agendas and reports, conduct inspections, respond to homeowner inquiries, and manage budgeting and compliance with laws and policies.

Qualificações

• CMCA certification is required.

• 5+ years of proven experience in community association management.

• Prepare detailed agendas, management reports, and all supporting materials for Board review
• Perform routine property inspections to ensure maintenance standards and address issues proactively
• Respond promptly and professionally to homeowner inquiries, providing appropriate support and resolution
• Collaborate with emergency services and supervise response efforts when necessary
• Demonstrate strong financial management skills, including budgeting, reporting, and financial oversight
• Maintain thorough knowledge of relevant laws, local regulations, and internal policies to ensure compliance
• Uphold a high standard of service, especially during complex or high-pressure situations
• Advise the Board on operational best practices, fiduciary responsibilities, and strategic financial planning
• Work independently with minimal supervision, displaying initiative and sound judgment

Qualifications

• CMCA (Certified Manager of Community Associations) required
• Additional certifications from CAI (Community Associations Institute) and/or IREM (Institute of Real Estate Management) are strongly preferred
• Minimum of 5 years of proven experience in community association management
• In-depth understanding of applicable laws, industry regulations, and best practices
• Strong verbal and written communication skills, with demonstrated negotiation ability
• Ability to handle sensitive information with discretion and maintain a consistently professional demeanor
• Familiarity with Vantaca property management software is preferred
