Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily operations and financial functions at the housing community, under the guidance of the Community Manager. You will supervise onsite staff, manage leasing, maintenance, and compliance to maximize cash flow and NOI.

Responsibilities include postings, AR reconciliation, late notices and evictions coordination, budgeting support, and end-of-month closings. Strong leadership and knowledge of Fair Housing Laws are essential.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
• Processing and reconciling daily all account receivables.
• Monitoring and following up on bad debt including preparation of late notices, resident and guarantor contact, and filing evictions.
• Helping the property meet budgeted revenues, expenses, and Net Operating Income.
• Posting of all charges to resident and non-current resident accounts; including bill back of utilities where applicable.
• End-of-month closing procedures and reporting.
• Maintaining accurate and organized records; auditing resident files for accuracy.
• Walking units and posting all move-out charges, statements, and security deposit refunds.
• Regular/daily onsite attendance is required.
• Using company directives to screen, hire, train, coach, and develop onsite staff.
• Ensuring staff effectiveness through training, coaching, and guidance in compliance with Asset training benchmarks.
• Promoting harmony and quality performance of staff through support and leadership.
• Ensuring staff compliance with Company policies and procedures.
• Strategic Leasing Management; effective leasing techniques and reporting accuracy.
• Implementing marketing strategies and systems from the annual marketing plan.
• Handling resident complaints, concerns, and requests to ensure satisfaction.
• Developing and implementing resident retention programs.
