Job summary

J&A, Inc. is seeking a Site Manager to oversee all property operations in accordance with HUD, LIHTC, USDA Rural Development, Fair Housing, ADA, and related regulations, while ensuring fiscal, physical, and social soundness.

The role requires timely reporting to the Regional Manager, supervision of leasing, rent collection, maintenance, and record-keeping, and on‑site availability for emergencies as needed.

Qualifications

• LIHTC property management knowledge or experience preferred.
• Proficient with Microsoft Office suite and basic bookkeeping.
• Strong communication skills, both written and verbal.
• Ability to take initiative and work independently.
• Valid driver’s license and reliable transportation.
• Training or certification in property management or LIHTC is a plus.

Responsibilities

• Oversee leasing activities: respond to inquiries, show vacancies, screen applicants, and prepare leases and related forms.
• Manage rent collections: post deposits, collect rents, issue receipts, and handle notices for overdue payments.
• Admin duties: open office on time, enforce leases, provide on-site emergency coverage, and attend corporate meetings.
• Supervise maintenance staff and contractors, inspect units, and prioritize work orders.
• Maintain accurate records: tenant ledgers, security deposits, and reporting to Regional Manager.
• Communicate operational challenges to Regional Manager and provide monthly summaries.
