Job summary

GGP is seeking a Property Manager for an Oakland apartment community. You will supervise daily operations, oversee leasing, maintenance, and staff, and ensure property appearance and service quality while maximizing NOI.

Responsibilities include budgeting, vendor contract reviews, marketing coordination, resident screening, move-in/out inspections, rent collection, and ensuring housing quality standards. Strong regulatory compliance and leadership are essential.

Qualifications

• High School Diploma or GED required and an Associate/Undergrad degree in General Studies.
• 3-4 years of supervisory experience in property management.
• ARM/CPM/CAM/IREM certifications preferred.
• Knowledge of fair housing laws, Microsoft Office, and strong leadership skills.
• Preferred: affordable housing knowledge, landlord/tenant knowledge, Yardi and LRO.

Responsibilities

• Supervise daily operations of an apartment community including leasing, maintenance, and staff management.
• Coordinate communication between on-site team and Corporate Office; conduct performance evaluations.
• Prepare budgets, review vendor contracts, and manage expenditures within budgetary guidelines.
• Maintain maintenance programs and ensure housing quality standards; coordinate with Engineering on major issues.
• Assist with development and implementation of marketing plans to maximize occupancy and ensure affirmative marketing compliance.
• Conduct resident screening and show apartments; process leases, collect rents, and handle move-ins/outs.
