Job summary

Green Alpha Property Management seeks a Property Manager to support a rapidly growing portfolio. You will help ensure tenants have excellent rental experiences, source and screen tenants, and maintain responsive operations across properties in the Bay City & Freeport area.

The role is on-site, full-time, with base salary of $50,000–$55,000 and opportunities for bonus/incentives. A strong work ethic and willingness to learn are essential for success.

Qualifications

• 2+ years of property management experience.
• Various System Experience (Excel, Word, etc) preferred.
• Strong honesty, integrity, and work ethic.
• Experience with AppFolio preferred but not required.
• Maintains a passionate and enthusiastic attitude.
• Driver's License and ability to drive to various properties.
• Show legal documentation showing ability to work in the United States.

Responsibilities

• Oversees each property manager to ensure all aspects of property management are carried out effectively and in alignment with company standards.
• Directly oversees initial and ongoing contractor relationships to ensure timely renovations and adherence to budgets.
• Oversees capital projects for each property within the region and tracks CAPEX spend.
• Works with the Maintenance Manager to ensure work orders and facility issues are resolved promptly.
• Ensures units are 100% ready for move-in (checklists, site visits, etc.).
• Provides oversight of rent roll to drive occupancy and reduce defaults.
• Analyzes reporting to improve efficiencies and proactively solve problems.
• Ensures marketing for each property is established and maintained according to standards.
