Job summary

RPM Living is seeking an on-site Maintenance Technician to perform general maintenance and custodial duties across interior and exterior areas. You will handle grounds work, make-ready preparation, pool maintenance basics, and ensure timely responses to on-call emergencies.

Qualifications

• High school diploma or GED preferred.
• 1 year of experience in maintenance or related field preferred.
• Ability to operate a variety of maintenance equipment safely.
• Ability to work efficiently, meet deadlines and follow safety policies.

Responsibilities

• Perform regular custodial duties around the property including sweeping, mopping, vacuuming, dusting, and trash removal.
• Complete grounds work as directed by Maintenance/Community Manager (trash, power washing, blowing, etc.).
• Thoroughly clean breezeways, remove cobwebs, power wash, and wipe doors/handrails.
• Execute basic landscaping: trimming, pruning, watering, irrigation monitoring, removing debris.
• Assist in make-ready units: remove trash from vacant apartments before occupancy.
• Operate equipment safely: power washer, blowers, floor scrubbers, carpet cleaners, sweepers, golf carts.
• Assist in pool maintenance: basic pool care, chemical adjustments, backwashing, cleaning.
• Respond to emergencies, on-call and after-hours maintenance as required.
• Complete work orders within 24–48 hours and update records in the system.
• Perform repairs to maintain aesthetics and structural integrity, addressing damage promptly.
