Job summary

SunRidge Management Group is seeking a Make Ready Technician - Multifamily for an on-site position. You will help maintain a clean, safe living environment and support the readiness of apartments for new residents under the supervision of the Lead Maintenance Technician.

You will train and mentor maintenance staff, ensure compliance with safety and housing laws, and participate in ongoing skills development. A 40-hour workweek with potential on-call needs is standard.

Qualifications

• Must meet all physical requirements of the position.
• Work schedule is typically 40 hours per week, from 8:30 a.m. to 5:30 p.m., Monday through Friday; may vary with business needs.
• Scheduled on‑call work may be necessary.
• Must wear a back‑support belt and gloves as dictated by tasks for safety.
• Must wear appropriate footwear; non‑flat‑bottom shoes required.

Responsibilities

• Operational Oversight: ensure compliance with policies and laws (OSHA, ADA, Fair Housing); inspect vacated apartments and communicate needs to Senior Maintenance Technician and Property Manager; assist with cleaning and trash-out; maintain grounds and deliver notices.
• Leadership & Training: complete Grace Hill training; eligibility for commissions/bonuses depends on timely completion; participate in ongoing skill development; support safety training.
• Maintenance Coordination: perform general maintenance to prepare apartments for new residents; replace/repair components; patch and paint; operate cleaning equipment; assist with painting and exterior maintenance; respond to service needs.
• Resident Relations: restore apartments to market-ready condition; provide a clean, functional living space for move-ins; deliver notices professionally; support a safe, clean community environment.
• Compliance & Reporting: document inspections and repairs; report needs to manager; ensure safety and standards; complete other tasks as assigned.
