Job summary

RPM Living is seeking a Maintenance Technician to perform general maintenance, custodial duties, grounds work, and make-ready prep on-site at our apartment communities. You’ll maintain common areas, assist with pool care, and respond to on-call maintenance requests to keep the property safe and appealing.

Ideal candidates have 1 year of maintenance experience, a high school diploma or GED, and knowledge of basic trades such as carpentry, drywall, and repairs.

Qualifications

• High school diploma or GED preferred.
• At least 1 year of maintenance experience preferred.
• General knowledge in skilled trades including construction/installation, repair and maintenance, drywall, basic carpentry.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform custodial duties around the property and maintain common areas including sweeping, mopping, vacuuming, dusting, and trash removal.
• Complete grounds work directed by Maintenance/Community Manager including trash, power washing, and debris removal.
• Thoroughly clean breezeways by removing cobwebs, cleaning lights, mopping floors, power washing, and wiping doors/handrails.
• Assist in make-ready units by removing trash from vacant apartments prior to make-ready.
• Operate equipment such as power washer, backpack blower, floor scrubbers, carpet cleaner, sweepers, and golf carts.
• Assist in pool maintenance and understand basic pool care.
• Respond to emergencies on-call and after-hours maintenance requests.
• Complete work orders within 24–48 hours and update records.
• Perform repairs to maintain aesthetics and structural integrity; follow OSHA and safety policies.
