Job summary

Essex Property Trust is seeking a Maintenance Technician II to maintain and repair residential properties, address work orders, prepare units for new residents, and uphold grounds and common areas.

You will report to the Maintenance Supervisor or Community Manager, perform preventive maintenance, respond to emergencies, and coordinate with property staff to ensure a high-quality living environment.

Qualifications

• High school diploma or GED required or equivalent.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Strong knowledge of electrical, plumbing, and appliance repair.
• Familiarity with residential environmental hazards and safety.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances.
• Repair interior and exterior property features and fixtures as needed.
• Respond promptly to resident work orders and resolve issues efficiently.
• Prepare vacant units for new residents, including painting and cleaning.
• Conduct property inspections and follow preventive maintenance schedules.
• Maintain organized inventory of tools and supplies; document work orders.
