Job summary

Essex Property Trust is seeking a Maintenance Technician II to perform routine and preventive maintenance across residential properties. You will handle HVAC, plumbing, electrical work, and appliance repairs, while preparing units for new residents and maintaining common areas for curb appeal and safety.

The role requires on-site work five days a week, with on-call duties and a valid driver’s license for on-site golf carts. Join a team focused on quality living environments.

Qualifications

• High school diploma or GED equivalent.
• 2+ years of experience in property maintenance or related field.
• HVAC and/or CPO certification preferred.
• Valid driver’s license due to on-site golf carts.
• Strong working knowledge of electrical, plumbing, and appliance repair.
• Familiarity with environmental and industrial hazards in residential housing.
• Proficiency with property management software.
• English fluency required.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior/exterior property features (doors, windows, walls, floors, fixtures).
• Respond to maintenance requests promptly and resolve issues.
• Prepare vacant units for new residents (paint, clean, repair).
• Ensure units meet cleanliness and functionality standards before move-in.
• Document work orders and inspections in the management system.
