Essex Property Trust in Foster City, CA is seeking a Maintenance Technician II to ensure upkeep and quality living spaces across properties.

You will perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances, prepare units for new residents, and maintain common areas with attention to safety and standards.

This full-time onsite role requires on-call rotation, strong communication with residents, and meticulous documentation of work orders.

Qualifications

• High school diploma or GED required.
• 2+ years in property maintenance, facilities management, or related field.
• HVAC and/or CPO certification preferred.
• Strong knowledge of electrical, plumbing, and appliance repair.
• Ability to read, write, and speak English fluently.
• Experience with MS Office and property management software.
• Familiarity with safety regulations and building codes.

Responsabilités

• Perform routine and preventive maintenance on essential building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior and exterior property features (doors, windows, walls, flooring, fixtures).
• Respond promptly to maintenance requests from residents and resolve issues.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Conduct regular inspections of property and systems; document needs and actions.
• Maintain preventive maintenance schedule to minimize failures and repairs.
• Be available for on-call duty, including evenings, weekends, holidays.
