Job summary

Essex Property Trust in San Diego is seeking a Maintenance Technician II to uphold the upkeep of one or more residential communities. You will perform routine and preventive maintenance on HVAC, plumbing, electrical systems, and appliances, and prepare units for new residents.

This on-site role requires a valid driver’s license, ability to lift heavy items, and on-call availability. You will document work orders and coordinate with management to maintain safety and curb appeal.

Qualifications

• High school diploma or GED required.
• 2+ years of property maintenance or facilities experience.
• HVAC and/or CPO certification preferred.
• Valid driver’s license for on-site mobility.
• Ability to read, write and speak English fluently.
• Familiarity with environmental hazards in residential settings.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical, and appliances.
• Repair interior and exterior property features such as doors, windows, walls, flooring, and fixtures.
• Respond to maintenance requests promptly and ensure timely resolution.
• Prepare vacant units for new residents, including painting, cleaning, and repairs.
• Conduct regular inspections and follow a preventive maintenance schedule.
• Document work orders, inspections, and repairs using SightPlan or similar systems.
