Blue Castle Agency in Columbus, OH is seeking a hands-on Community Manager to run day-to-day operations for a market-rate apartment community. You will own the budget, the team, and the resident experience, reporting to ownership and ensuring profitability.

You will oversee leasing, maintain occupancy, manage finances, and lead a onsite team while coordinating with vendors on maintenance and capital projects. The role emphasizes compliance and resident relations in a dynamic community.

Qualifikationen

• 3-5+ years of property management experience.
• Track record managing budgets, leasing performance, and a team.
• Solid knowledge of fair housing law and compliance.

Aufgaben

• Oversee day-to-day operations of the community, keeping the property well-run and well-maintained.
• Manage leasing performance from first inquiry through lease signing, with your team to hit occupancy and renewal goals.
• Build and manage the property's operating budget, tracking income and expenses and finding ways to control costs.
• Review invoices, and put together monthly and quarterly financial reports for ownership.
• Handle resident relations, including lease renewals and service requests, with an eye toward keeping good residents around.
• Hire, train, and supervise your on-site team, setting clear expectations and holding everyone accountable.
• Coordinate with vendors and contractors on maintenance, unit turns, and capital projects, negotiating contracts when it makes sense.
• Walk the property regularly to catch maintenance and curb-appeal issues before they become real problems.
• Keep the property in compliance with fair housing law and all applicable local and state regulations.
