OVERVIEW
We're looking for a hands-on Community Manager to run the day-to-day for a well-maintained, market-rate apartment community in Columbus. It's a stable, established property that just needs strong, steady leadership on-site to keep it running well.
You'll own the budget, the team, and the resident experience, reporting to ownership and keeping the property running smoothly and profitably.
WHAT YOU'LL DO
- Oversee all day-to-day operations of the community, keeping the property well-run and well-maintained
- Manage leasing performance from first inquiry through lease signing, working with your team to hit occupancy and renewal goals
- Build and manage the property's operating budget, tracking income and expenses and finding ways to control costs
- Review and approve invoices, and put together monthly and quarterly financial reports for ownership
- Handle resident relations, including lease renewals and service requests, with an eye toward keeping good residents around
- Hire, train, and supervise your on-site team, setting clear expectations and holding everyone accountable
- Coordinate with vendors and contractors on maintenance, unit turns, and capital projects, negotiating contracts when it makes sense
- Walk the property regularly to catch maintenance and curb-appeal issues before they become real problems
- Keep the property in compliance with fair housing law and all applicable local and state regulations

WHAT IT TAKES
- 3-5+ years of property management experience, ideally with a market-rate multifamily community
- A track record managing budgets, leasing performance, and a team
- Comfort reviewing financials and putting together reports ownership can actually use
- Strong organizational skills; you're juggling residents, staff, and the budget at the same time
- A hands-on management style. You're visible on the property, not stuck in the office
- Solid working knowledge of fair housing law and general property management compliance
- The ability to handle resident conflict calmly and professionallyLeasing instincts, so you know how to keep occupancy up without cutting corners
