Job summary

Asset Living seeks a Community Manager to oversee the daily operations of a housing community on site, reporting to the Regional Manager. You will supervise staff and coordinate leasing, maintenance, and administration while ensuring policy compliance, safety, and fair housing guidelines.

You will manage finances, budgets, deposits, rent collections, and vendor invoices, and lead marketing and resident retention efforts to sustain occupancy and satisfaction at the property.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Personnel Management
• Regular/daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff
• Provide ongoing training, coaching, and guidance per Asset benchmarks
• Prepare weekly/daily office & maintenance staff schedules and assignments
• Address performance issues and coordinate with supervisor/HR as needed
• Promote staff harmony and quality performance
• Ensure compliance with company policies and procedures
• Develop yearly operating budgets/forecasts
• Monitor deposits, rent collections, and charges; ensure timely submission
• Reconcile vendor invoices promptly
• Ensure timely property closeout and accurate ownership reports
• Develop yearly marketing plans and implement strategies
• Maintain effective leasing practices and reporting
• Address resident complaints and retention initiatives
• Show, lease, and move in prospective residents
• Ensure reporting is accurate and timely
• Oversee emergency response and minimize liability
• Maintain property appearance and schedule make-readies and work orders
• Optimize property resources and supplier pricing
• Direct maintenance and rehabilitation activities for quality and speed
