Job summary

Fairstead is seeking a Community Manager at one of our properties to oversee day-to-day operations, on-site compliance, and the overall performance of the community. You will manage leasing compliance with HUD, Fair Housing, ADA, and FCRA, coordinate with Compliance and Construction teams, supervise maintenance, and monitor budgets while ensuring resident satisfaction.

Qualifications

• Three years of management experience including supervising a team.
• COS or CPO certification required.
• Bachelor’s degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing.
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure adherence to leasing laws including HUD, Fair Housing, ADA, and FCRA.
• Remains compliant with HUD 4350.3 Handbook.
• Develops responses to regulatory agencies with Compliance.
• Implements intervention strategies for tenants non-compliant with lease requirements.
• Prepares REAC reviews, MOR reviews, LIHTC reviews, and recertifications.
• Assists tenants with requests, questions, and problems.
• Monitors arrears and litigation cases.
• Documents lease violations and coordinates evictions.
• Direct collection of rents and late fees; process applications; pursue delinquencies.
• Alerts staff of move-ins/outs and emergencies.
• Supervise maintenance/repairs to ensure compliance.
• Coordinate vendor bids and contractor quotes.
• Conduct unit inspections and bi-annual walk-throughs with Building Superintendent.
• Create reports to monitor property maintenance and needs.
• Provide updates on ongoing construction projects and unit renovations.
• Work with construction team to avoid violations and inspections.
• Attend monthly financial catch-up meetings and monitor budgets.
