Job summary

Fairstead seeks a seasoned Community Manager to oversee day-to-day operations, on-site compliance, and overall performance of a property. The role demands managing leasing, regulatory compliance, and tenant relations while coordinating with the Compliance and Construction teams to ensure quality and adherence to standards.

The ideal candidate will have a background in Affordable Housing, COS/CPO certification, and experience with Yardi/RealPage, along with strong MS Office skills and the ability

Qualifications

• Three (3) years of management experience including supervising a team (property management, hospitality, retail, or restaurant management).
• COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
• Bachelor’s degree preferred.
• EIV experience.
• Yardi and Realpage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure adherence to laws relating to leasing, including HUD, Fair Housing, ADA, and FCRA.
• Remains compliant and knowledgeable in HUD 4350.3 Handbook.
• Develop responses to regulatory agencies with Compliance Department.
• Implements intervention strategies for non-compliant tenants.
• Prepares site REAC reviews, MOR, LIHTC Reviews, and recertifications.
• Assisting tenants with requests, questions, problems, and complaints.
• Monitors arrears and litigation cases; documents lease violations and coordinates evictions.
• Direct collection of rents and late fees, process applications, and pursue delinquencies through legal action.
• Alert staff of move-ins/outs and emergencies.
• Supervise maintenance/repairs for compliance; coordinate vendor bids.
• Conduct and document unit inspections; bi-annual walk-throughs with Building Superintendent.
• Create reports on building maintenance needs and project updates.
• Provide updates on construction projects and unit renovations.
• Collaborate with construction team to avoid violations and enable inspections.
• Attend monthly financial catch-up meetings and monitor budgets.
