Job summary

Elmington Living is seeking a Community Director to lead an affordable housing community in Charlotte, NC. You will oversee finances, compliance, leasing and resident relations, while supervising an on-site team to deliver a high-quality resident experience.

The role requires strong leadership, budget discipline, and knowledge of LIHTC/HUD/Section 8 rules, with a focus on occupancy, inspections, and service excellence.

Qualifications

• 2+ years of property management experience, including affordable housing preferred.
• Working knowledge of LIHTC and/or HUD/Section 8 compliance requirements.
• Experience with RealPage/OneSite, Yardi, Fortress, or similar property management software.
• Fair Housing certification required within 7 days of employment.

Responsibilities

• Manage operating budget and drive performance against NOI, NRI targets and monthly variance reporting.
• Lease activity and occupancy management to meet budgeted targets.
• Direct leasing team activities, tours, applications and move-ins.
• Lead on-site team operations, coaching, evaluations, and scheduling.
• Ensure compliance with LIHTC, HUD/Section 8, and state program requirements.
