Job summary

Elmington Living, a leader in community-focused property management, seeks a Community Director to run a market-rate multifamily community on-site. You will drive financial performance, leasing, and resident relations while supervising the on-site team to deliver a well-maintained property.

You'll manage budgets, optimize occupancy, and report weekly to leadership and partners. The role requires strong leadership, leasing expertise, and execution with integrity in a fast-paced environment.

Qualifications

• 1+ years of prior Community Director experience required.
• Strong leasing, pricing, and revenue management fundamentals.
• Experience with RealPage/OneSite, Yardi, Fortress or similar software.
• Fair Housing certification required within 7 days; CAPS preferred.

Responsibilities

• Manage the property's operating budget and drive NOI, NRI, bad debt, and management fee targets.
• Maintain occupancy through proactive leasing and retention strategies.
• Approve invoices up to $500 and vendor contracts as defined.
• Oversee rent collection, delinquency management, and evictions when needed.
• Prepare weekly leadership reports and monthly financials to the Regional Manager.
• Develop and execute action plans to address performance gaps.
• Join ownership and equity calls bi-weekly to report performance.
• Support daily operations reports due to equity partners and leadership.
