Qualifications

• 5-6 years in apartment/home repair and maintenance including plumbing, electrical, HVAC, carpentry and appliances.
• Experience managing and leading a maintenance team.
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications required.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and resident experience focus.
• Flexible schedule and on-call for emergencies.
• Strong leadership and mentoring skills.
• Excellent communication and problem-solving abilities.
• Able to prioritize tasks and manage time effectively.
• Budget management and cost-control knowledge.

Responsibilities

• Oversee maintenance operations to keep the property at high standards.
• Develop and implement preventative maintenance programs.
• Manage the maintenance budget and identify savings opportunities.
• Oversee inventory of equipment, materials, and supplies.
• Ensure shop and storage areas are clean and organized.
• Supervise and mentor maintenance staff.
• Provide guidance and training to team members.
• Delegate work assignments and ensure timely completion.
• Foster teamwork and resident satisfaction.
• Respond promptly to resident service requests and diagnose issues.
• Oversee make-ready process for vacant apartments.
• Inspect and approve maintenance work; handle complex repairs.
• Coordinate landscaping and pool upkeep as needed.
• Conduct regular property inspections for safety and maintenance concerns.
• Ensure compliance with safety regulations and laws.
• Manage vendor/contractor relationships and monitor performance.
