Job summary

Kairoi Residential is seeking a Service Manager to lead the maintenance team across our multifamily community in Austin, TX. You will supervise technicians, manage preventative programs, and ensure repairs and make-readies meet high standards.

The role requires strong leadership, excellent customer service, and a commitment to safety and regulatory compliance. A flexible schedule and on-call availability are expected to support residents effectively.

Qualifications

• 5-6 years of apartment maintenance experience with leadership duties.
• Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
• Bilingual Spanish/English preferred.
• EPA and HVAC certifications required.

Responsibilities

• Oversee all maintenance operations and ensure high quality and functionality.
• Develop preventive maintenance programs for long-term efficiency.
• Manage maintenance budget, track expenses, and identify cost-saving opportunities.
• Oversee organization and inventory of maintenance equipment and supplies.
• Ensure maintenance shop and storage areas are clean and well-maintained.
• Supervise, mentor, and evaluate maintenance staff including Supervisors and Technicians.
• Provide guidance and training to team members and support professional development.
• Delegate tasks and ensure high performance and timely completion.
• Foster a positive, collaborative environment with focus on resident satisfaction.
• Respond promptly to resident service requests and diagnose issues with technical guidance.
• Monitor resident satisfaction and address concerns.
