Job summary

Kairoi Residential is seeking a Service Technician to uphold the upkeep of a multifamily community in Austin. You will respond to resident requests, prep vacant units, and assist with various maintenance tasks across plumbing, electrical, HVAC, and appliance systems.

The role emphasizes customer service, safety, and proactive problem-solving. A valid driver’s license and on-call flexibility are required for this on-site position.

Qualifications

• 2–3 years of experience in apartment home repair, including carpentry, plumbing, electrical, and mechanical repairs.
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications, or willingness to obtain them, required.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and a resident-focused mindset.
• Flex schedule and on-call availability for emergencies.
• Ability to work independently and in a team.
• Ability to follow instructions and maintenance procedures.
• Physical stamina for bending, lifting, and standing for long periods.
• Willingness to learn new skills and techniques.
• Valid driver’s license with clean record in last 12 months.

Responsibilities

• Respond to resident service requests promptly and professionally.
• Diagnose and troubleshoot maintenance issues across plumbing, electrical, HVAC, appliances, and carpentry.
• Perform repairs and replacements to resolve issues efficiently.
• Communicate progress and estimated completion times to residents.
• Assist in make-ready process for vacant apartments to welcome new residents.
• Maintain appearance of grounds, common areas, and amenities.
• Inspect property for safety concerns and report issues to Service Manager.
• Organize and inventory maintenance equipment and supplies.
• Keep maintenance shop and storage areas clean and organized.
• Participate in on-call rotation for after-hour emergencies.
