Job summary

Kairoi Residential in Austin, TX is seeking a Service Manager to oversee the maintenance and upkeep of a multifamily community. You will lead a team of technicians, manage resident service requests, prepare vacant units, and ensure the property meets high standards of quality and safety.

The role requires broad hands-on knowledge across plumbing, electrical, HVAC, carpentry, and appliance repair, plus strong leadership, budgeting, and vendor management.

Qualifications

• 5–6+ years in apartment/home maintenance leadership or similar
• Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair
• Bilingual English/Spanish is a plus
• EPA/HVAC certifications required, OSHA safety compliant

Responsibilities

• Oversee maintenance operations to high quality standards.
• Develop and implement preventative maintenance programs.
• Manage maintenance budget and cost-saving initiatives.
• Organize inventory of equipment, materials, and supplies.
• Ensure cleanliness and organization of maintenance shop and storage areas.
• Lead and mentor maintenance team (Assistant Service Managers, Technicians).
• Provide training and support for staff development.
• Delegate tasks and ensure timely completion, quality workmanship.
• Foster teamwork, communication, and resident satisfaction.
• Respond promptly to resident service requests and troubleshoot issues.
• Monitor resident satisfaction and address concerns.
• Oversee make-ready process for vacant units.
• Inspect and approve repairs/renovations as needed.
• Coordinate landscaping, pool maintenance, and other upkeep tasks.
• Conduct regular property inspections for safety and maintenance needs.
• Ensure compliance with safety regulations and standards.
• Manage vendor/contractor relationships and monitor service quality.
