Job summary

Kairoi Residential is seeking a Service Technician to maintain our multifamily community. You will handle resident service requests, prep vacant apartments, and support maintenance tasks across plumbing, electrical, HVAC, and appliances.

A strong customer-service mindset and proactive problem-solving are essential. Responsibilities include communicating progress to residents, assisting in make-ready processes, and ensuring clean, safe common areas.

Qualifications

• 2–3 years of experience in apartment home repair (carpentry, plumbing, electrical, mechanical).
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications, or willingness to obtain them, are required.
• Must know OSHA safety rules and regulations.
• Strong customer service orientation and resident-focused approach.
• Willingness to be on-call for emergencies and to work flex schedules.
• Valid driver’s license with clean record.

Responsibilities

• Respond to resident service requests in a timely, respectful, and professional manner.
• Diagnose and troubleshoot maintenance issues including plumbing, electrical, HVAC, appliance, and carpentry repairs.
• Perform repairs and replacements to resolve issues efficiently.
• Communicate with residents about progress and estimated completion times.
• Assist make-ready for vacant apartments to be clean, functional, and appealing for new residents.
• Assist in maintaining the grounds, common areas, and amenities.
• Perform routine property inspections and identify maintenance or safety concerns.
• Report issues to the Service Manager for prompt resolution.
• Organize and inventory maintenance equipment, materials, and supplies.
• Maintain a clean maintenance shop and storage areas.
• Participate in on-call rotation for after-hour emergencies.
