Job summary

Kairoi Residential is seeking a Service Technician for our Dallas-area multifamily communities. You will respond to resident service requests, prepare vacants, and support maintenance tasks across the property, including appliances, plumbing, electrical, and HVAC systems.

Ideal candidates have 2–3 years in apartment maintenance, bilingual Spanish/English preferred, EPA/HVAC certifications, knowledge of OSHA safety rules, and a customer-focused approach with reliability for on-call duties.

Qualifications

• 2–3 years of experience in apartment home repair (carpentry, basic plumbing, basic electrical, and general maintenance).
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications, or willingness to obtain them.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and resident-focused attitude.

Responsibilities

• Respond to resident service requests in a timely, respectful, and professional manner.
• Diagnose and troubleshoot maintenance issues including plumbing, electrical, HVAC, appliance, and carpentry repairs.
• Perform repairs and replacements and ensure resident issues are resolved efficiently.
• Communicate with residents about progress and estimated completion times.
• Assist in make-ready process for vacant apartment homes to be clean and functional for new residents.
• Maintain property appearance and upkeep of grounds, common areas, and amenities.
• Conduct routine property inspections for safety concerns and report issues to the Service Manager.
• Organize and inventory maintenance equipment, materials, and supplies; keep shop and storage areas clean.
• Participate in on-call rotation for after-hours emergencies.
