Job summary

Bridge Property Management seeks a General Service Manager to lead maintenance across 3+ communities. You will set strategic direction, drive service delivery and manage vendors, while mentoring Service Managers to elevate performance and succession readiness.

You will oversee unit turns, inspections, and capital improvements, ensuring safety, compliance, and timely project execution. This role requires travel between properties and a strong background in building systems management.

Qualifications

• 5+ years of progressive multifamily maintenance management experience across multiple sites.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry and building systems.
• EPA certification required; CPO certification strongly preferred.
• Proven leadership in developing maintenance teams and driving performance.
• Strong vendor management, contract negotiation, and project coordination.
• Valid driver’s license and ability to travel between communities regularly.
• High school diploma or equivalent.

Responsibilities

• Provide oversight and strategic direction for maintenance across 3+ communities.
• Mentor and develop Service Managers and Senior Service Managers.
• Oversee vendor relationships, contracts, and contractor quality.
• Direct unit turn scheduling and move-in readiness across sites.
• Conduct routine site inspections for safety, curb appeal, and condition.
• Lead preventative maintenance programs and ensure compliance.
• Manage inventory and supply chain across communities.
• Identify capital improvement priorities and replacement timelines.
• Provide advanced technical support for HVAC, plumbing, electrical and building systems.
• Support budget planning and cost control across properties.
• Ensure licenses and certifications are up to date; enforce safety procedures.
