Job summary

Bridge Property Management seeks a General Service Manager to lead maintenance across 3+ communities, driving quality, safety, and readiness. You will guide maintenance teams, coordinate vendor contracts, and optimize turn schedules to minimize vacancies.

The role requires strong system knowledge (HVAC, plumbing, electrical), leadership experience, and travel between sites. A valid license and EPA/CPO credentials are highly valued as you shape the portfolio’s performance.

Qualifications

• Minimum 5+ years of progressive multifamily maintenance management experience.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and building systems.
• EPA certification required; CPO certification strongly preferred.
• Proven leadership experience managing teams across multiple properties.
• Strong vendor management, contract negotiation, and project coordination skills.
• Valid driver’s license and ability to travel between communities.

Responsibilities

• Provide oversight and strategic direction for maintenance operations across 3+ communities.
• Mentor and develop Service Managers and Senior Service Managers.
• Oversee vendor relationships — contracts, schedules, and quality.
• Direct unit turn scheduling and execution to minimize vacancy loss.
• Conduct site inspections to assess condition, safety, and quality.
• Lead portfolio-wide preventative maintenance programs and compliance.
• Manage inventory and supply chain across communities.
• Identify capital improvement priorities and timelines.
• Provide advanced technical support for HVAC, plumbing, electrical systems as needed.
• Support budget planning and cost control across properties.
• Ensure licenses and certifications are maintained across team.
