Job summary

Bridge Property Management is seeking a Service Manager to lead maintenance operations for at least one apartment community, providing hands-on leadership, vendor oversight, and a focus on resident satisfaction and property readiness.

You will manage maintenance staff, coordinate unit turns, supervise contractors, ensure safety compliance, and drive preventative maintenance programs across assigned properties.

Qualifications

• 3–5+ years in multifamily maintenance management.
• HVAC, plumbing, electrical, carpentry, and building systems knowledge.
• EPA certification Type I, II, or Universal required; CPO preferred in some portfolios.
• Strong leadership and customer service skills.
• High School diploma or equivalent.

Responsibilities

• Lead and manage maintenance operations across at least 1 apartment community.
• Supervise, schedule, and prioritize daily maintenance activities.
• Develop maintenance staff and mentor team members.
• Oversee vendor and contractor relationships.
• Direct unit turn scheduling and ensure move-in readiness.
• Conduct routine site inspections for condition, safety, and quality.
• Lead preventative maintenance programs and ensure proper documentation.
• Manage inventory across properties and coordinate ordering.
• Communicate with Leadership on repair priorities and budgets.
• Provide advanced troubleshooting support for building systems.
• Support budget planning and cost management.
• Ensure licenses and certifications are maintained.
• Lead safety meetings and OSHA/MSDS compliance.
