Job summary

Kairoi is seeking a Service Manager for our multifamily community in Dallas. You will oversee maintenance operations, ensure high-quality workmanship, and supervise a team of technicians to meet resident expectations.

The role requires strong leadership, budgeting, preventive maintenance programs, and effective vendor management. You will also coordinate make-readies and safety compliance while delivering exceptional customer service.

Qualifications

• 5–6 years of apartment maintenance and repair experience.
• Proven experience in leading a maintenance team.
• EPA and HVAC certifications required.
• OSHA safety knowledge required.
• Excellent customer service and resident-focused approach.
• Ability to work flexible hours and on-call.

Responsibilities

• Oversee all maintenance operations, ensuring property quality and functionality.
• Develop and implement preventative maintenance programs.
• Manage the maintenance budget, track expenses and identify cost-saving opportunities.
• Oversee inventory of maintenance equipment, materials and supplies.
• Ensure shop and storage areas are clean, organized, and well-maintained.
• Supervise, mentor, and evaluate maintenance team including Assistant Service Managers and Technicians.
• Provide training and support to team members, fostering skill development.
• Delegate and oversee work assignments to ensure high standards.
• Foster a positive, collaborative work environment and strong resident service focus.
• Ensure timely and professional response to resident service requests.
• Provide technical expertise to diagnose and troubleshoot maintenance issues.
• Monitor resident satisfaction and address concerns promptly.
• Oversee make-ready process for vacant apartments to ready for new residents.
• Inspect and approve work of the maintenance team and complex repairs.
• Oversee community appearance, grounds, and amenities upkeep, including landscaping and pool maintenance.
• Conduct regular inspections and ensure compliance with safety regulations.
• Manage vendor/contractor relationships and cost-effective service delivery.
