Job summary

Avenue5 Residential is seeking a Maintenance Technician for 909 Flats in Nashville. You will handle electrical, plumbing, carpentry, HVAC, and general upkeep while delivering outstanding service and curb appeal to residents.

The role includes on-call rotations, safety compliance, and teamwork with property staff. Requirements include a high school diploma, 1+ year in property maintenance, a valid driver's license, and the ability to read and write English.

Qualifications

• High school diploma or equivalent required.
• At least 1 year of experience in property maintenance or related field.
• General maintenance and general carpentry skills.
• Valid driver’s license and clean driving record.
• Ability to read, write and understand English.
• Ability to use general office equipment.
• Must pass Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days.

Responsibilities

• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
• Carpentry duties: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, tile repair.
• Perform preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator.
• Maintain work order system and ensure resident satisfaction.
• Inspect grounds and common areas for safety and cleanliness; identify issues.
• Assist with property emergencies (snow removal, fires, floods).
• Communicate with maintenance leadership about issues.
• Observe safety and risk management in line with rules and regulations.
• Participate in on-call/after-hours maintenance; respond promptly.
• Promote customer satisfaction and curb appeal with residents.
• Foster positive relationships with residents and other properties.
• Maintain professional demeanor and appearance; comply with uniforms.
• Adhere to all components of the risk management program.
