Job summary

Avenue5 Residential is seeking a talented Floating Maintenance Technician to support multiple apartment communities across Tennessee. You will address a wide range of maintenance tasks under supervision and ensure peak curb appeal and resident satisfaction.

The role requires at least one year in property maintenance, strong carpentry and general maintenance skills, and a valid driver’s license. On-call rotations and a Monday–Friday schedule are involved, with comprehensive benefits and career

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry is required.
• CPO certification preferred.
• EPA or HVAC certification preferred.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by supervision.
• Carry out general carpentry tasks such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and tile repair.
• Conduct preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator and related tasks.
• Maintain work order system and ensure timely completion to company standards and resident satisfaction.
• Inspect property grounds, buildings and amenities to ensure safety and cleanliness and identify maintenance needs.
• Assist with property emergencies (snow removal, severe weather, fires, floods) as needed.
• Communicate promptly with maintenance leadership about issues at the property.
• Observe safety and risk management per local, state, and company rules.
