Job summary

American Property Management, Inc. is seeking an experienced Maintenance Supervisor for an on-site role at a 131-unit senior tax-credit community built in 2018.

The schedule is Monday–Friday, 7am–4pm, with potential extra hours and strict on-site requirements within 30 miles of the property. You will supervise the maintenance department and contracted staff, manage purchasing and budgeting, and ensure timely unit turnovers.

Qualifications

• 4+ years’ experience in multifamily and/or hotel maintenance in the last 10 years.
• 2+ years’ experience in a maintenance supervisory role.
• Must be well‑versed in unit turn process from start to finish.
• Experience tracking and maintaining inventory.
• Must be comfortable with budgeting and purchasing procedures.
• Strong communication and teamwork skills; customer service experience required.

Responsibilities

• Supervise the property maintenance department and on‑site staff and contractors.
• Exercise discretion and sound judgment to evaluate quality of work.
• Purchase within budget parameters and manage vendor relationships.
• Train maintenance personnel on equipment use and safety.
• Maintain grounds, common areas, and turnover-ready units to company standards.
• Ensure equipment is serviced regularly and respond to emergencies as needed.
