Job summary

American Property Management seeks an experienced Maintenance Supervisor for a 131‑unit senior tax‑credit community built in 2018. You will oversee on‑site staff, manage budgeting and purchasing, and ensure timely unit turnovers with a strong emphasis on safety and quality.

This role requires living within 30 miles of the property, reliable transportation, and the ability to work Monday‑Friday 7am–4pm with potential overtime. Competitive compensation aligns with experience.

Qualifications

• Minimum 4+ years in multifamily/hotel maintenance within the last 10 years.
• At least 2+ years in a maintenance supervisory role.</br>Experience managing teams is preferred.
• Must be proficient with unit turnover from start to finish.
• Experience tracking and maintaining inventory and supplies.
• Ability to manage budgets and purchasing processes within set parameters.
• Experience with preventative maintenance programs and safety hazard assessment.
• Strong customer service experience with residents or clients.
• Capital Improvements experience preferred.
• Reliable transportation required.
• HVAC certification preferred; CPO preferred.
• Must provide own basic hand tools; company provides power tools.
• Strong command of English; proficient with MS Office (Excel/Word/Outlook).

Responsibilities

• Lead supervision of the property maintenance department and on‑site staff.
• Exercise discretion and independent judgment to evaluate work quality.
• Handle purchasing within budget constraints.
• Train and supervise maintenance personnel on equipment and chemical use.
• Maintain grounds, storage areas, and curb appeal to company standards.
• Perform painting and cleaning to ensure timely unit turnovers.
• Ensure lawns, entryways, and walkways remain clean and safe.
• Ensure equipment is maintained for safe operations; be on‑call for emergencies.
