Job summary

RangeWater Real Estate, LLC is seeking a maintenance technician to service apartment communities in the Atlanta area. You will diagnose issues, complete preventive maintenance, and handle make-readies for new move-ins while maintaining safety and quality standards.

Ideal candidates have a high school diploma or GED, 1–3 years of apartment maintenance experience, EPA refrigerant certifications, and familiarity with Entrata/Yardi or similar PM software. Weekend work is required.

Qualifications

• High School Diploma or GED required; 1–3 years apartment maintenance preferred.
• Strong communication and ability to connect with residents and team at all levels.
• Proficiency with property management software (Entrata/Yardi).
• EPA certifications Type I/II or Universal for refrigerant handling.

Responsibilities

• Complete work orders from resident requests within 24–48 hours.
• Perform routine maintenance and make-readies for vacant units.
• Fix parts when possible to control costs and minimize waste.
• Track materials and return unused items to stock.
• Document work orders accurately and timely.
• Inspect contractor work to ensure quality and scope match.
• Follow safety policies and participate in safety meetings.
• Provide courteous, responsive resident service and address complaints.
• Assist in property inspections to identify safety needs.
• Other duties as assigned.
