Qualifications

Minimum 3 years in a maintenance-related role.
Able to read, write and speak English.
HS diploma or GED required.
Familiar with maintenance tools and equipment.
Knowledge of mechanical, electrical, refrigeration, and building and fire safety codes.
Experience with building and equipment maintenance and safety.
Experience with a senior/geriatric population is a plus.
Customer service oriented and professional demeanor.
Willingness to be on call for emergencies; 24/7 operations.

Responsibilities

Performs routine maintenance on grounds, parking areas, driveway, etc. and related tasks.
Maintains facility and equipment including plumbing, carpentry, electrical, and mechanical repairs as directed.
Maintains safe operating and fire prevention practices.
Keeps the facility in good repair with a clean and orderly environment.
Replaces burned-out light bulbs and maintains exit and overhead lights.
Serves heating and cooling systems per manufacturer specs and policies.
Ensures replenishment of maintenance supplies in work areas.
Repairs emergency breakdowns promptly; collaborates to maintain resident safety.
Prepares vacant rooms to rent-ready condition within 72 hours of move-out.
Advises Executive Director on wear, cleaning needs, and deodorizing of furniture/carpeting.
Inspects and tests fire alarm and emergency systems and records results.
Maintains logs for preventive actions and corrective measures.
Maintains drains, grease traps, waste areas and mechanical rooms.
Provide transportation for residents as directed by Executive Director.
Other duties as assigned.
