Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to maintain interiors, exteriors, and common areas of our multi-family properties. You will diagnose defects, perform repairs, complete make-ready tasks, and support cost-control initiatives while ensuring safety and resident satisfaction.

You’ll follow established procedures, manage work orders, and coordinate with vendors. A valid driver’s license and EPA refrigerant certification are required; 1–3 years of maintenance experience

Qualifications

• Requires High School Diploma or GED. EPA refrigerant certification (Type I/II or Universal) is required by state/local laws.
• Experience in apartment maintenance preferred (1–3 years).
• Proficiency with property management software and basic computer skills.

Responsibilities

• Completes work orders from resident requests within 24–48 hours and performs routine maintenance to keep property clean, safe and functional.
• Executes the make-ready process for vacant units: pre-move-out inspection, punch list, vendor scheduling, supplies, and final inspections.
• Supports cost control by repairing instead of replacing parts where feasible and by using tools and materials efficiently.
• Follows proper procedures to access materials and track inventory in the property maintenance shop, and reports re-ordering needs to supervisor.
• Documents work orders and related paperwork accurately for tracking and reporting.
• May inspect contractor work to ensure quality and adherence to scope and safety standards.
• Adheres to RangeWater safety policies, participates in safety trainings, and reports accidents promptly.
• Demonstrates strong customer service by professionally interacting with residents and team members and addressing questions and concerns.
• Assists in routine property inspections to identify safety risks and communicate needs to management.
