Job summary

Vivmark Residential in Lake Forest, California, is looking for a skilled Maintenance Technician II to support our apartment communities. This full-time role focuses on diagnosing and repairing HVAC, electrical, plumbing, appliances, and related systems to keep residents safe and comfortable.

You will handle service requests, preventive maintenance, and turnkey projects to maintain property quality. The ideal candidate has 2–3 years of maintenance experience, holds a valid driver’s license, can

Qualifications

2–3 years of maintenance experience including HVAC, plumbing, electrical.
Valid driver’s license.
On-call availability in rotation.
Clear communication with team and residents.
Ability to read and understand policies and procedures.
Familiarity with SDS, chemical handling, and cleaning supplies.
PPE knowledge.
Basic understanding of emergency systems and shutoffs.
Knowledge of paint types and painting tools.

Responsibilities

Diagnoses and repairs HVAC, electrical, plumbing, appliances, and related systems.
Completes service requests and repairs in a timely manner.
Ensures vacant apartment homes are rent-ready promptly.
Conducts apartment preventative maintenance.
Assists in painting interior and exterior surfaces.
Maintains safety culture and reports unsafe conditions.
Performs hot works (brazing, soldering, welding) within standards.
