Job summary

Vivmark Residential is seeking a Maintenance Technician II in Owings Mills, MD to maintain and repair apartment homes across HVAC, electrical, plumbing, and more. This full-time role offers 40 hours weekly and a base pay range of $52,500–$74,000 per year.

You will diagnose issues, perform preventative maintenance, ensure turn-ready apartments, and follow safety policies while delivering excellent resident service. Valid driver's license and on-call rotation are required.

Qualifications

• 2-3 years of maintenance experience, including HVAC/plumbing/electrical/general maintenance.
• Valid driver’s license required.
• Willingness to participate in an on-call rotation.
• Ability to communicate with residents and team members effectively.
• Ability to read and understand maintenance policies and safety procedures (SDS, PPE).
• Knowledge of PPE and safe chemical handling.
• Basic understanding of emergency systems and shutoffs.
• Knowledge of paint types and tools.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, and related systems.
• Complete service requests promptly and to standard.
• Make vacant apartments rent-ready.
• Perform preventative maintenance on site.
• Assist with interior and exterior painting as needed.
• Maintain safety culture and report unsafe conditions.
• Perform hot works (brazing, soldering, welding) per standards.
