Job summary

Birge & Held in Camby, IN is seeking a Service Technician I to support daily maintenance operations of a 228-unit multifamily community. You will help ensure resident satisfaction, property functionality, and compliance, reporting to the Operations Manager.

Responsibilities include inspecting properties, performing basic repairs, completing work orders promptly, and assisting with ground and seasonal tasks. This is an on-site role with growth within a leading community-focused company.

Qualifications

  • Formal technical training or equivalent experience in heating and air conditioning.
  • EPA refrigerant handling certification preferred or willingness to obtain.
  • HVAC certification preferred.
  • Valid driver’s license and reliable transportation for travel between properties.
  • OSHA and environmental safety standards knowledge.
  • Provide your own hand tools including but not limited to power drills, impacts, and all non-powered hand tools.
  • Residential property maintenance experience beneficial.
  • Strong oral communication skills.
  • Self-motivated with ability to complete tasks and negotiate pricing of supplies and contracted work.
  • Able to multi-task and prioritize work orders.
  • Attention to detail.
  • Able to perform in a fast-paced environment and adapt to changing priorities.
  • Able to lift up to 75 pounds.
  • Smartphone preferred for work.

Responsibilities

  • Inspect buildings and common areas for cleanliness, safety, and overall property condition.
  • Perform basic repairs and maintenance of HVAC units, electrical systems, plumbing fixtures, and structural facilities.
  • Complete all assigned work orders within 48 hours, unless an emergency requires immediate action.
  • Ensure unit turnovers are completed within five working days unless otherwise directed by the Operations Manager.
  • Provide daily progress updates and communicate with the operations team.
  • Coordinate tasks in alignment with departmental priorities.
  • Maintain grounds and common areas and support seasonal tasks like snow removal.
  • Participate in maintenance on-call rotation to handle after-hours emergencies.
  • Complete administrative documentation accurately and on time.
